 Post subject: any roofers out there?

Looking at getting a new roof for insurance company change and they require a roof less than 12 years old. Thinking of metal, masterRib 26 gauge vs standing seam advantage lok 26 gauge. Also one of the quotes leaves the shingles on instead of tearing off. The internet not so helpful with the differences. Also 1938 cracker style house. The highest bid is 8900, the lowest a little over 6000. Thanks, John

Those are pretty tough underwriting guidelines for the insurance company to require a roof less than 12 years old. Don't know how much money you are saving by changing companies but sure it can't cost as much as a new roof. Plus, most roofs are good for 30 years :!:

How large is your roof? I want to replace mine with metal when it's time, and have about 2000 SqFt under roof. I was thinking that it would cost me about $15k. I have been told by most people that leaving the current roof attached, providing that it single layered, is preferable as it adds an insulation factor. However, a couple of people have told me that the extra weight was a problem. I dont think that the weight of 26ga (aluminum?) could possibly be that heavy spread over all those square feet. Let me know what you find out and what your roof size is, I'm very interested.

I am with Islandspeed2001 on this one. If your roof is in decent shape why would you replace it just to save a few bucks on insurance policy that requires it to be newer than 12 yr. Can't imagine that you are saving enough to justify a new roof. Now if the roof is in disrepair than that's a different thought process.

Because the insurance company I have now is cancelling the insurance I have. Their is a flight of homeowners insurance companies from the state of florida. One of the doctors had the same thing happen. See the nationwide news story. http://blogcritics.org/culture/article/ ... f-florida/

PS and actually, since it was a farm policy and I am converting it to a regular homeowners, it will be less, there is a tax credit for metal roofs that are energy efficient, and it will last for 50 years, it is 24 gauge. Benefits of a small house and a bad economy, lot of people looking for business. The 4 point inspection guy said the roof was good but the insurance policy trumps that. My mom is having her state insurance cancelled because her roof is 20 years old. Welcome to the post hurricane florida insurance new deal.

Be sure to check the financial rating of your new insurance company. If it is not AM Best rated, you may need to worry about your carriers ability to pay their claims in the event of a hurricane/cat. But I guess we have already discussed this in an earlier post topic19531.html

By the way Jerry, at my age, why get anything which will last anymore than 30 years?.. Or in your case...10 :lol:

I would not leave the shingles on the house if I were putting a metal roof on, you need a consistant suface under the metal. Anyone who has one and has put them on knows that, because you will have to walk on them sometime. When you walk on them it will flex and sometimes to the point where it gets a bend in the metal that will never come out. I hate tearing the shingles off when I am putting shingles down or metal roofs down, but if you want the job done right have a solid surface supporting the metal or shingle. I have put shingles over shingles but that was because home owner was going to have all of the roof replaced shortly my temp. fix. For get all all that insurance stuff it's all a big racket anyway. :-) Of course work from insurance has put food on my table and shoes on the little ones feet.

To add to Daryl's advice not to roof over with metal. You won't get as good of wind protection either with a roof over compared to starting metal on stripped roof.

Roof is finished. Called them back to take care of a few minor things and they were happy to take care of it and want to wait until I'm back in town to personally approve of the work and then will pay them. I was going to pay them (after my son and wife verified the minor punch list, but they insisted on waiting for my visit.) I've been looking at the roof work with the help of my son, who takes pictures and sends them to me with his phone. Man that phone takes good pictures! One of those latest I-Phone thingies. :D

What was the name of the roof you've installed fishinggator? Mine would be reinstalled too for some repair in the side. I am planning to change some of the roofs but I'm still on the thought what brand I'm going to purchase.
